Our vision as a magazine is to be a resource for the needs and desires of the Charlotte 55+ community. An important part of that vision is promoting Charlotte as a retirement destination. Large community development corporations like Pulte and Lennar already understand where this real estate train is heading and are investing vast sums of time, talent, and treasure in the age-restricted market. Pulte, with Sun City Carolina Lakes (SCCL), kicked off the effort just south of Charlotte in Indian Land ten years ago and is currently developing the grounds and selling homes at Carolina Orchards in Fort Mill, SC. Lennar, on a more intimate scale than SCCL, is doing the same in one of the most desirable locations in Lancaster County, SC.
Lennar’s Tree Tops is an age-restricted active adult community on Van Wyck Road in Lancaster, SC. If you are going to build an 800-home community a mile or so outside of the back gate of Sun City, a completed 3,200 home age-restricted campus, you had better have something different to offer because Pulte Sun City communities are pretty much the mother ships of age-restricted living. So, how does Lennar’s Tree Tops distinguish itself?
First of all, Tree Tops is one fourth the size of Sun City, which means it should be four times easier to manage once the HOA becomes homeowner controlled.
Next, although Sun City has essentially no reportable crime activity, Tree Tops actually isa gated community rather than just looking like a gated community, which offers real security to Tree Tops owners with a 24/7 armed guard.
And then there is the location: Tree Tops is tucked away between Hwy 521 and Van Wyck. No, you can’t drive your golf cart to Harris Teeter, CVS, or medical appointments, but, on the other hand, you will actually have a shorter driving time to the Carolina Commons shopping and medical complex than many Sun City residents who are tucked in the back of the community and following the 25 MPH residential speed limit.
Finally, like the cherry on top, there are amenities unique to Tree Tops. There are hiking trails (which are already fabulous and take full advantage of the location); in addition, there is a waterfront amphitheater, canoeing, kayaking, a fishing pier, a village center, ten log cabins, a celebration center, and a business center. As the community matures, there will be a bustling amenities center complete with a pool and pickleball courts.

As a group they have a low impact on area schools and traffic, while often providing an outstanding contribution of volunteer efforts. The active adult communities in and around Charlotte are like Ben & Jerry’s ice cream – different flavors, but all very good. Lennar’s Tree Tops community is not simply a smaller version of Sun City. It is an A-List community in its own right with a fast-growing number of homeowners shaping the culture. It is certainly worth exploring as an option if you are considering an active-adult age-restricted community for yourself or for your parents moving to the Charlotte area.
